When You Need Garage Floor Coating

Any garage with bare concrete, failing paint, or an old coating that's peeling is a candidate. If you park daily and the garage gets afternoon sun, you need UV stability — epoxy alone will yellow, polyaspartic won't. If you can't afford a 2-to-3-day shutdown, polyaspartic's 24-hour drive-on time matters. If budget is tight and the garage is moderate-use (storage, workshop, occasional parking), a good epoxy system costs less and lasts. If the concrete has major pitting or a previous coating that needs serious grinding, a thicker epoxy base with polyaspartic topcoat gives you both build thickness and UV resistance. Once prep is done, we install the system that fits your use and budget. Traditional epoxy with flake broadcast is our mid-tier standard — durable, good-looking, reasonable price. Polyaspartic is the premium option: 1-day install, UV stable, better hot-tire resistance, higher cost. Hybrid epoxy-polyaspartic uses an epoxy base for thickness and a polyaspartic topcoat for UV and chemical resistance — common in heavy-use garages and basements. Why Epoxy Floors Peel, and Why Yours Will Not

The two most common causes are skipping the diamond grind, and coating over concrete that has a moisture problem. Contamination the grinder never reached, a slab that is still too green, and hot-tire pickup on a thin or wrong topcoat account for most of the rest.

We diamond-grind every slab

Industrial planetary equipment opens the concrete profile so the coating bonds mechanically into the slab. Never acid etching.

We moisture-test before we coat

A moisture test runs before any coating goes down. If the numbers come back high, we change the system.

We put down two to three times the material

Our base coat goes down at 100 square feet per gallon. Thin installers spread the same gallon over 250 to 300 square feet — roughly a third of the film. Then flake is broadcast to rejection, about 40 pounds per 200 square feet, and sealed under a polyaspartic topcoat.

That is what separates floors that last from floors that fail.
